We have 3 different packages to choose from for your home design.

Stock House Plan Package – Stock Plan (as-is) Construction Documents.
Purchased for predetermined price for every house plans on the website.
example: (Seikou $2,000.00) geographic exclusion included.

Customized Stock Plan Package – Stock Plan is revised per customer’s wishes
for .25 cents per square foot of final design + stock plan purchase.
example: (Seikou 3,300sf = $2,825.00) geographic exclusion included.

Custom Designed Home Plan – 3 Phase Custom Design of Home for
$1.50 per square foot of final design. Split into 1/3 payments to start each phase
 example: 3,300sf = $4,950.00 = (3) $1,650.00 payments)

Phase 1.
a. Proposed Room Pattern laid over Topographical map of site.
(To be approved by Client)
b. Color Sketch of Proposed Home Plan.
(To be approved by Client)

Phase 2.
Hard Lined Preliminary Drawings of Proposed Home Plan.
(To be approved by Client)

Phase 3.
Final Construction Documents, Includes Site Plan,
Permit Ready Plans, Geographic Exclusion.

What's Included in your Construction Document Set. 

The construction documents are clear, concise and detailed. All construction documents
are designed by Brenda Rand. Each plan is designed to meet nationally recognized building codes.
 construction documents will vary depending on the size and complexity of the home and the style
of the individual customer and regional codes and regulations.

Each set may include the following elements:

1. Exterior Elevations - show the front, rear and sides of the house,
including exterior materials, details and measurements.

2. Detailed Floor Plans - show the placement of interior walls and the dimensions for rooms,
doors, windows, stairways, etc. of each level of the house.

3. Foundation Plans - include drawings for a full, partial or daylight basement and/or crawlspace.

4. Roof Plans - provide the layout of rafters, dormers,
gables and other elements including clerestory windows and skylights.

5. Lighting Plan - show the suggested locations for switches, fixtures and outlets.

6. Site Plan - show the suggested locations for Main house,
access buildings, pools and landscape vegetation.

NOTE: Due to regional variations it is impossible to include much detail
on heating, plumbing and electrical work. Duct work, venting and other
details vary depending on the type of heating, cooling system
(forced , hot water, electric, solar) and the type of energy (gas, oil, electricity, solar)
that you use. These details and specifications are easily obtained from your builder,
contractor or local suppliers.
