Why you should buy house plans first!

 The main use of a set of House Plans is to make certain your wishes are known to the various contractors, suppliers and tradesmen. With a complete set of House Plans you can get truly accurate bids which will allow you to know exactly what your new home will cost. They are an essential part of building your home. Without them you could easily begin building a home that you cannot afford to finish because of unanticipated costs.

    If you buy a set of plans, get bids, and then find out that you cannot afford to build that home, you may have lost the cost of the plans, but you have not lost your dream! You can then get another set of plans for a home you can afford.

Getting bids from Contractors!

    The bid will include the cost of material as specified in the plans or national averages where they are not specified, (such as windows and cabinets), labor costs in your area, the cost of plans, and assumes a builders profit.

    The bid will be separated into the major building phases with an itemized list for labor and material for each.

    The square foot cost for each home should be provided. The bid should allow for the cost of the lot, special site conditions such as rock or tree removal, sloping lots, flood plains or the cost of excessive fill. The bid will assume municipal services, and therefore, not include a well or septic system.

How to use Bids & Builders

Best uses for bids are to determine if you can afford a particular home 
before you choose a builder, and decide on a home plan,
and to find areas you can save if you can do some of the work yourself.
